35% of sales clear AED 2M.
Of 94,694 sales the Land Department recorded in 2026 so far, 32,762 were at or above AED 2 million β 35%. The number gets quoted as a low bar. Against what Dubai actually transacts, it is the top third of the market.

Districts where almost every sale clears it.
Nine in ten completed-home sales or more at or above the threshold. In these places the question is not whether you reach AED 2M β the entry price is already past it.

Districts where the threshold is well above the market.
One in ten sales or fewer reached AED 2M here. Buying in these markets and expecting the visa means buying far above the local norm. That is not a criticism of the districts β several are among the busiest resale markets in Dubai β it just means the property route to residency runs elsewhere.

We can price a threshold. We cannot grant a visa.
Everything above is a property question and the register answers it. The visa is a different matter and it is not ours to promise.
- Eligibility is the immigration authorityβs call. The Land Department register records what a home sold for and nothing about residency. No brokerage can confirm an outcome, and one that does is telling you something it cannot know.
- Off-plan and mortgaged purchases carry conditions that are set and revised by the authority. We are not summarising them here as though they were settled β a wrong summary of an immigration rule is worse than no summary.
- The threshold is a price, not a plan. Buying the cheapest thing that clears AED 2M in a district where nothing else does is a way to reach a number, not a way to own something you can sell again.
What we can do is show you exactly what clears it, where. Every district page carries its recorded prices β Business Bay, Dubai Harbour, Palm Jumeirah β and how buying here actually works covers the transfer fee and the paperwork that comes with it.
