Where AED 2M actually reaches.

The threshold is quoted everywhere as if it were within reach everywhere. Two thirds of what sells here does not clear it.

The threshold, in context

35% of sales clear AED 2M.

Of 94,694 sales the Land Department recorded in 2026 so far, 32,762 were at or above AED 2 million β€” 35%. The number gets quoted as a low bar. Against what Dubai actually transacts, it is the top third of the market.

Where it is not a constraint

Districts where almost every sale clears it.

Nine in ten completed-home sales or more at or above the threshold. In these places the question is not whether you reach AED 2M β€” the entry price is already past it.

Where it is the wrong route

Districts where the threshold is well above the market.

One in ten sales or fewer reached AED 2M here. Buying in these markets and expecting the visa means buying far above the local norm. That is not a criticism of the districts β€” several are among the busiest resale markets in Dubai β€” it just means the property route to residency runs elsewhere.

Where we stop

We can price a threshold. We cannot grant a visa.

Everything above is a property question and the register answers it. The visa is a different matter and it is not ours to promise.

  • Eligibility is the immigration authority’s call. The Land Department register records what a home sold for and nothing about residency. No brokerage can confirm an outcome, and one that does is telling you something it cannot know.
  • Off-plan and mortgaged purchases carry conditions that are set and revised by the authority. We are not summarising them here as though they were settled β€” a wrong summary of an immigration rule is worse than no summary.
  • The threshold is a price, not a plan. Buying the cheapest thing that clears AED 2M in a district where nothing else does is a way to reach a number, not a way to own something you can sell again.

What we can do is show you exactly what clears it, where. Every district page carries its recorded prices β€” Business Bay, Dubai Harbour, Palm Jumeirah β€” and how buying here actually works covers the transfer fee and the paperwork that comes with it.

Golden Visa and property

Straight answers.

What is the property threshold for the UAE Golden Visa?
AED 2 million is the figure applied to the property route for the ten-year visa. What that means in practice is narrower than it sounds: of 94,694 sales the Dubai Land Department recorded in 2026 so far, 32,762 were at or above it β€” 35%. Two thirds of what sells in Dubai does not reach the threshold. Whether any particular purchase qualifies is decided by the immigration authority, not by us.
Which Dubai districts clear the AED 2M threshold?
In 2026, districts where at least nine in ten completed-home sales were at or above AED 2M include Arabian Ranches - 1 (100%), Jumeirah Park (100%), Arabian Ranches II (100%), Bluewaters Island (100%), 800 Villas (100%), Jumeirah Islands (100%). In those places the threshold is not really a constraint β€” the entry price is already above it.
Where does AED 2M not get you there?
Districts where one in ten sales or fewer reached the threshold in 2026 include Rukan (10%), Dubai Sports City (7%), Silicon Oasis (6%), Arjan (5%), International City (4%). Buying in those markets and expecting the visa means buying well above the local norm, or buying more than one home. Neither is a reason to avoid them β€” they are simply not the route.
Does off-plan count towards the Golden Visa?
Off-plan purchases can count, subject to conditions that the immigration authority sets and revises β€” the developer, the stage of the project and how the purchase is registered all bear on it. We are not going to summarise those conditions here as if they were settled, because a wrong summary of an immigration rule is worse than no summary. Confirm it through official channels or with an advisor before it becomes part of your reasoning.
Can NOOMA confirm I will get the visa?
No, and nobody selling you property can. The Land Department register records what a home sold for; it records nothing about residency. We can tell you exactly what prices clear the threshold in a given district, which is a property question. The visa itself is between you and the immigration authority.
