Can you sell it again?

The question a resale buyer should ask and almost never does. The register answers it district by district.

Completed homes were 49% of every sale the Land Department recorded in 2022. In 2026 so far they are 26%. That reads as a market in retreat and it is not one: resale volume rose every year, from 40,660 sales to 58,677 in 2025. The share fell because off-plan went from 42,513 to 134,260 over the same period. Dubai is not buying fewer finished homes. It is buying far more unfinished ones.

Where homes actually change hands

Liquidity is a feature, and it is not evenly spread.

The number that decides how long selling takes is not the price β€” it is how many other people sold there last year. These are the deepest secondary markets in Dubai by completed-home sales recorded in 2025.

Where a sale is an event rather than a transaction.

Of the 98 districts the register names, 13 recorded fewer than 20 completed-home sales in the whole of 2025. That is not a verdict on those places β€” several are among the most desirable addresses in the city, and scarcity is part of why. It does mean an exit depends on finding a particular buyer rather than on a market being there when you need one.

What to do with this

If you might sell within five years, buy where there is a market.

That is the whole practical point. A thin district is fine if you are buying to keep; it is a real cost if your plans might change, because the exit is a search rather than a listing. Nobody prices that in, and it is visible for free in the register.

What we cannot tell you

The limits, stated.

  • How long people hold before selling. The register carries no unit identifier, so the same home cannot be followed through two sales. Anyone quoting an average holding period for Dubai is not getting it from this data, and neither are we.
  • Turnover as a share of stock. We can count sales in a district but not how many homes are in it, so a small district with a busy market and a large one with a quiet one can look alike here.
  • How long a sale took. The register records the transaction, not the listing that preceded it. Depth is a proxy for how easily you will sell, not a measurement of it.
  • Nothing about rent. Sales only, everywhere on this site.

Which Dubai districts have the deepest resale market?
In 2025, by number of completed-home sales recorded: Jumeirah Village Circle (5,893), Business Bay (4,357), Dubai Marina (2,724), Downtown Dubai (2,588), Jumeirah Lakes Towers (JLT) (2,562). Depth matters because it decides how long selling takes. A district where several thousand homes change hands a year has a market; one where a handful do has buyers you have to wait for.
Where is it hard to sell in Dubai?

Should I buy resale or off-plan?
It depends on what you are optimising for, and the honest inputs are on two other pages: off-plan is not cheaper per square foot in most of Dubai, and delivery took a median of three years with one project in ten taking over five and a half. Resale is the option where you see what you are buying and can move in. Off-plan is the option where you pay in instalments for something that does not exist yet.
How long do people hold property in Dubai before reselling?
We cannot tell you, and we would rather say so than estimate it. The transaction register does not carry a unit identifier, so there is no way to follow the same home through two sales. Anyone quoting an average holding period for Dubai is not getting it from this data.
