How this is worked out

Three things worth knowing before you compare it to anything.

  • Ejari is compulsory, so the rent is a record. Every tenancy contract in Dubai must be registered. That makes the rent side of a yield a public file rather than a survey of asking prices — the same standing as the sale price on the other side of the division.
  • Renewals sit below the market, by law.Dubai caps what a landlord may raise on renewal. A renewed tenancy therefore describes last year’s rent, and a median that mixes renewals with new lettings reads low. New lettings only, wherever there are enough of them to stand on.
  • The service charge is the difference between a brochure and a bank statement. It is approved per community by RERA, filed in arrears, and carries the budget year it belongs to. Where none is published we show the gross figure and say why the net one is missing.
