International City · new projects

What is going up in International City.

Every development in Dubai with an escrow account files its unit count, its stage and its own completion percentage with the Land Department. This is that list for International City 5 projects registered as building or announced — rather than whatever is currently being advertised.

What the filings say

How far along, and how much has actually sold.

Behind the verification

Completion and sell-through in International City

For each project: the unit count it registered, the completion percentage the developer filed with the Land Department, and the Oqood sales against those units. Plus the off-plan median here against what resale actually fetches.

The register is public and the medians on this page are free. This block is the work on top of it. One message, no form, no password.

Straight answers.

What is being built in International City?
5 developments are registered with the Dubai Land Department as building or announced in International City: انترناشونال سيتي ليك ديستريكت (INTERNATIONAL CITY ( L.L.C ), due 2012); Longford Residences by Devan Real Estate Development (DEVAN REAL ESTATE DEVELOPMENT L.L.C, due 2028); Tomorrow Commercial Tower (TOMORROW WORLD REAL ESTATE DEVELOPMENT L.L.C, due 2026); Orbit Residences By Jewel (JEWEL DEVELOPMENT&REAL ESTATE INVESTMENT L.L.C, due 2027); Lusin Residences by Ermax Development (ERMAX DEVELOPMENT L.L.C, due 2026). Every project with an escrow account files its unit count and its own completion percentage, which is what makes this a register rather than a round-up.
Is the completion percentage a marketing claim?
No. It is the figure the developer filed with the Land Department for its escrow account, which is a regulatory filing rather than a brochure line. It is behind the verification on this page because it is the part of the picture that took a register to know.
Is off-plan cheaper than resale in International City?
Not reliably, and the direction is different district by district — across Dubai the off-plan median runs above resale in the large majority of them. The two are separate markets in one postcode: what is launching now is not the stock that is changing hands. The exact gap for this district is behind the verification; the direction is free on the map.
What does “sold” mean here?
Oqood registrations against the units the project registered. Above 100% is not an error: an off-plan unit can be sold on before handover and each sale is filed, so it says a resale market exists inside a building that does not yet.
