Completion and sell-through in Jumeirah Garden City
For each project: the unit count it registered, the completion percentage the developer filed with the Land Department, and the Oqood sales against those units. Plus the off-plan median here against what resale actually fetches.
The register is public and the medians on this page are free. This block is the work on top of it. One message, no form, no password.
Straight answers.
- What is being built in Jumeirah Garden City?
- 30 developments are registered with the Dubai Land Department as building or announced in Jumeirah Garden City: Villea West (PALMRIDGE REAL ESTATE DEVELOPMENT L.L.C, due 2027); JAD 288 (JAD GLOBAL REAL ESTATE DEVELOPMENT L.L.C, due 2027); EVERGRIN HOUSE (OBJ1 REAL ESTATE DEVELOPMENT L.L.C, due 2026); Rose Gardens 1 (ROZ REAL ESTATE DEVELOPMENT L.L.C, due 2026); 161 Jumeirah Lane (NATIONAL PROPERTIES OWNED BY NATIONAL BONDS CORPORATION SOLE PROPRIETORSHIP PSC SOLE PROPRIETORSHIP L.L.C, due 2026); 171 Garden Heights (JAD GLOBAL REAL ESTATE DEVELOPMENT L.L.C, due 2026), among others. Every project with an escrow account files its unit count and its own completion percentage, which is what makes this a register rather than a round-up.
- Is the completion percentage a marketing claim?
- No. It is the figure the developer filed with the Land Department for its escrow account, which is a regulatory filing rather than a brochure line. It is behind the verification on this page because it is the part of the picture that took a register to know.
- Is off-plan cheaper than resale in Jumeirah Garden City?
- Not reliably, and the direction is different district by district — across Dubai the off-plan median runs above resale in the large majority of them. The two are separate markets in one postcode: what is launching now is not the stock that is changing hands. The exact gap for this district is behind the verification; the direction is free on the map.
- What does “sold” mean here?
- Oqood registrations against the units the project registered. Above 100% is not an error: an off-plan unit can be sold on before handover and each sale is filed, so it says a resale market exists inside a building that does not yet.
The project register, against the unit register.
Projects and completion from the Land Department project register, sell-through from Oqood registrations against the unit register, prices from the transaction register. Read to 24 August 2026.
Anything NOOMA actually advertises carries its own Trakheesi permit number on its own page. A project appearing in this register is not a listing and is not an offer.
