Where your money sits

This island is its own legal jurisdiction.

The detail almost every listing leaves out: Al Maryah Island is inside Abu Dhabi Global Market. That changes who registers your purchase, whose law governs it, and which court hears it if something goes wrong.

ADGM, not the mainland

Al Maryah and Al Reem Islands sit inside ADGM. The ADGM Registration Authority handles registration of real property interests — including off-plan registration and escrow account services — through its AccessRP platform under the ADGM Real Property Regulations. ADGM is an independent jurisdiction applying English common law directly. It is integrated with ADREC's Madhmoun system for cross-verifying listings, but runs its own permit process.

What escrow does, generally

Across Abu Dhabi, off-plan buyer payments go into a project-specific escrow account rather than to the developer directly. Money is released against construction milestones certified by approved engineering consultants, and the 2025 reforms added controls on withdrawals before a project reaches 20% completion. The framework is Abu Dhabi Law No. 3 of 2015 as reinforced by Law No. 2 of 2025, administered on the mainland by DMT through ADREC.

Which regime governs this specific project is a question for the SPA, not for a web page. It is first on our list below.

Open items — what we have not verified

  • Handover date. The developer's listing says December 2030. Press coverage of the January 2026 launch says 2031. We have asked which is contractual.
  • Unit count. 253 residences is stated by launch coverage; one aggregator says 153. We use 253.
  • Bedroom mix. Launch coverage says one to five bedrooms; the developer's own listing also shows six-bedroom penthouses.
  • Escrow regime. Whether ADGM or mainland DMT governs this specific project, and which bank holds the account.
  • Delay provisions. The grace period and compensation clauses in the SPA — unknown to us, and the single most important page of the contract.
  • Floor count and unit inventory. No live availability feed has been released to brokers.
  • Costs beyond the price and the 2% government fee — agency, mortgage, service charge, ADGM registration — are unconfirmed for this project.
Price, read honestly

The developer prices flat across the building.

Divide each entry price by its smallest floor area and the three published bands land within 3% of each other. That is a deliberate pricing sheet, not a coincidence — you are not being offered a cheaper way in by buying larger.
