The villas of Palm Jumeirah sit on the sixteen fronds that fan out from the island's trunk. Every frond home is beachfront by design β the gardens run down to a private stretch of sand and the Gulf beyond. It is the combination of private beach, freehold ownership and a globally recognised address that keeps frond villas among the most sought-after homes in Dubai.
The original developer villas β typically four to five bedrooms, mid-frond, and the most attainable way onto the beach. Many have been fully renovated; an unrenovated Garden Home is often bought for the plot and rebuilt.
Larger, positioned toward the tip of each frond with wider sea frontage β usually five to six bedrooms, and the classic image of Palm Jumeirah living.
At the Tip and on the most prized fronds, owners rebuild from the ground up into contemporary six-to-eight-bedroom mansions with spas, staff wings and glass-walled sea views. This is the top of the Palm market.
The Land Department registered 41 villa sales on Palm Jumeirah in 2026 so far, at a median of AED 40M. Half of them fell between AED 29M and 56.5M, or AED 5,001 per square foot at the midpoint β roughly double what a completed apartment on the same island fetches per foot. Frond position and beach orientation β sunrise versus sunset, city-skyline versus open-sea views β drive much of the spread inside that range.
In 2026 so far the register recorded 49 sales of completed villas here, at a median of AED 5,106 per square foot. Most landed between AED 3,728 and 6,822.
