How to read this

  • These are sales, not asking prices. Every figure comes from a transaction that completed and was registered — not from a listing someone hoped to achieve.
  • Mortgages and gifts are excluded. A mortgage’s value is a loan and a gift is often registered at a nominal amount. Counting either as a sale is the quickest way to a confident wrong number.
  • The year-by-year line is resale only. Off-plan medians move with whatever happened to launch that year, which looks like a price change and is not one.
  • A median is not a valuation. Floor, view, finish and layout move a price far more than a district median can show. For a specific unit, ask us.

  • Permitted is not planned. A height limit is what a plot is allowed to become. Nothing has to be built, and what is built need not reach the limit.
  • Empty means no structure is recorded. Not that work is about to start, and not that the plot is for sale.
  • Counted by the register’s own district name, not by a rectangle drawn on a map. A box around a neighbourhood picks up its neighbours’ plots and produces confident, wrong numbers.

What Barsha Heights is

A dense mixed district between Sheikh Zayed Road and Al Khail, next to the media and internet clusters. It was called TECOM for most of its life and much of Dubai still calls it that, which is worth knowing when you search.

The register records more hospitality plots here than any other use — hotel apartments and serviced buildings — and that shapes the character more than any brochure line about community.

Mostly built, with room left

Ninety-six of 137 plots are complete, seventy per cent, with 22 empty and eighteen more under construction or in pre-construction. Twenty-six unfinished plots carry a height permission, the tallest at 51 storeys.

So the skyline here is largely settled compared with Business Bay or d3 — but not entirely, and a 51-storey permission is not a small thing to have next door.

Is Barsha Heights the same as TECOM?
Yes. Barsha Heights is the current name for the district long known as TECOM, and both names are still in daily use. The Dubai Development Authority's plot register lists it as Barsha Heights.
How much of Barsha Heights is built?
Seventy per cent. The register records 137 plots, of which 96 are complete and 22 empty, with ten under construction and eight in pre-construction. It is one of the more settled districts on the register.
How tall can they build in Barsha Heights?
The tallest permission on an unfinished plot is G+50 — 51 levels — on a plot recorded as under construction. Twenty-six unfinished plots carry a height permission. Permitted is not planned, but it is the ceiling.
Why are there so many hotel apartments here?
Because the land use says so. Hospitality is the single largest permitted use in the district on the register, ahead of commercial. That is not a quirk of who happened to build — it is what the plots were zoned to become, and it explains the short-let density that surprises some buyers.
What does property cost in Barsha Heights?
