How to read this

  • Permitted is not planned. A height limit is what a plot is allowed to become. Nothing has to be built, and what is built need not reach the limit.
  • Empty means no structure is recorded. Not that work is about to start, and not that the plot is for sale.
  • Counted by the register’s own district name, not by a rectangle drawn on a map. A box around a neighbourhood picks up its neighbours’ plots and produces confident, wrong numbers.

What JBR is

The beachfront wall of towers along The Walk, between Dubai Marina and the sea, with the beach and the promenade on one side and the Marina on the other. It is one of the oldest large residential schemes on this stretch of coast and it has been finished for years.

Which is exactly what makes it unusual on this register.

Nothing tall can be added

Of 22 registered plots, thirteen are complete and eight are empty. But only two unfinished plots carry any height permission at all, and the tallest of those is G+M+1 — ground, mezzanine and one floor. Two storeys.

In a city where the honest answer to ‘will my view survive’ is usually ‘check the register and decide’, here the register says the sightlines are about as settled as Dubai gets. That is worth paying for, and worth knowing you are paying for.

Will my sea view in JBR be built out?
On the evidence of the plot register, no. Jumeirah Beach Residence has 22 registered plots and only two unfinished ones carry a height permission at all — the tallest being G+M+1, which is ground floor, mezzanine and one storey. Nothing on the register permits a tower that could take a JBR sea view.
How much of JBR is built?
Thirteen of 22 plots are recorded as complete and eight as empty, with one in pre-construction. The empty plots are largely commercial, transport and hospitality land rather than residential development sites, and as above they carry almost no height.
Is JBR the same as Dubai Marina?
No, though they adjoin and are constantly conflated. JBR is the beachfront strip along The Walk; the Marina is the harbour district behind it. The register treats JBR as its own district — and does not contain Dubai Marina at all, which is why we publish register figures for one and not the other.
What does property cost in JBR?
